We have owned this property for around 14 years using it for our holidays, we rent it out through an agent for the months we are not there.

This is in the part of Cadiz called the sherry triangle, positioned on the coast 50 mins from Seville and only 30 mins away from Jerez race circuit.

The two bedroom property is located close to the beach and the restaurant Venta Aurelia on the borders of Chipiona & Sanlucar de Barrameda.

The property consists of a large fully fitted kitchen with a hob, oven, extractor, fridge freezer and washing machine ,

One large double bedroom with wardrobe, one twin bedroom with wardrobe and modern family bathroom including full size bath with shower attachment .

It has a large basement that opens out onto the garden (could be used as an extra bedroom.

It has a large garden with automatic irrigation, a BBQ area with grape vines overhead to keep the sun off ideal for relaxing.

The lounge has two sofas and a flat screen television, with Spanish TV channels only. The property also has a large roof top terrace with views of the sea and surrounding area.

Car garage and workshop under house, also parking for 3 cars within the grounds of the villa.

Location

Sitting on the coast in the far west of the province of Cdiz, the pretty town of Chipiona lies at the mouth of the Guadalquivir river, only 52km from the city of Cdiz itself, Chipiona dates back to Roman times
Golf

One of the most popular pass times today in Andalucia is golf and the 18 hole, par 72, course at the Costa Ballena Club, designed by Maria Olazabel, attracts many enthusiasts.

Water sports
Such as surfing, sailing, kite surfing and windsurfing are also popular activities in the area and the waves and large stretches of beach are ideal.

Festivals
Chipiona Carnival plays a large part of Chipiona life and dates back to the 1930s. Festivals are always exciting, colourful events where people celebrate night and day. The main carnival takes place mainly during January and February and particularly in the last week of February. Chipiona fills with locals and people from the neighbouring towns of Cdiz and Seville. The carnival is considered to be the best in the area and boasts a magnificent cavalcade with colourful costumes that takes place in the old town. It is a traditional affair taking place in late February, with many gastonomic attractions, which in themselves are a good reason to attend the carnival.
